Delancey’s development team have extensive experience in negotiating and securing planning consents for major central London office, residential and mixed-use regeneration schemes. Our team has successfully delivered complex development projects across the capital and has long-established relationships with central and local government. The development management team are hands on throughout the full lifecycle of all Delancey investments. This approach ensures we minimise risk, maximise value and leverage their specialist expertise across every phase of the project.
Asset Management
With a 25+ year history of developing and managing high street retail assets, shopping centres and retail warehouse parks, Delancey seeks to create destinations that act as a catalyst for the regeneration of the neighbourhoods in which they are located or improve the appeal and retail offer of an already established location. Innovative solutions are achieved through continuous intensive research, a deep understanding of consumer and retailer behaviour, and changing demographic patterns. We are committed to achieving the right balance of tenant mix and financial dynamics to achieve the best long-term rental growth.
First Moves
Focused on thoughtful, conviction-based value enhancement strategies and innovative opportunities for platform business creation. Delancey has a track record demonstrating an ability to identify market and sector trends early. We are first movers in a number of pioneering initiatives and sectors within the real estate industry. For instance, the use of Mace’s first award-winning jump factory for the construction of Victory Plaza at East Village, and the establishment of UK logistics development platform ‘db Symmetry’ which identified and capitalised on the significant requirement for urban logistics space to support ‘last-mile delivery’.
Innovation
Various economic, political and environmental factors have fundamentally changed the real estate sector. Recognising that traditional methods of Estate Management must be adapted for this new era, in addition to creative platforms, developments and deals that we are known for, Delancey has also created an in-house innovation team to focus on new technologies and platforms that are used to add value across our clients’ investments and estates. Examples include proptech, ESG initiatives, property trends and identification of businesses suitable for investment by our clients.

Legacy
Delancey is committed to creating long term legacy through its real estate projects and investments. For example, we have been directly involved in bringing the legacy of the London 2012 Olympic Games to life. In addition to transforming the former London 2012 Athletes’ Village into the multi-award winning neighbourhood East Village, Delancey has also developed Here East (formally the London 2012 Olympic Press & Broadcast Centre) into a 1.2 million sq ft thriving world-class technology and creative digital cluster. Described by some as the most successful post-Olympic regeneration project in the world, it brings together global companies, innovative start-ups, and co-working space Plexal.
