In 2005, an assignment from House of Fraser was agreed for their lease of the former Dickins and Jones Department Store on the eastern side of Regent Street
- In 2006, planning permission was secured for the redevelopment of the 1-acre island site to provide 7 flagship retail units for tenants including: H&M and Banana Republic; 3 floors of offices; and a roof-top restaurant, let to Hong Kong restaurant group Aqua.
- An extension of the lease from 30 years to 150 years was granted by the Crown Estate.
- The office floors were let at a record rent for the eastern side of Regent Street at £90 per sq ft, at that time.
The headlease at 240 Regent Street was sold in 2011.
