September 19, 2023, London: Greenlight Urban, a joint venture between clients of Delancey Real Estate and Coltham, has secured a resolution to grant planning permission for the construction of Greenlight Reading, a brand new urban logistics warehouse in the Thames Valley.

Construction will commence on the 46,375 sq ft unit in Q1 2024 and it will be available for use by the end of 2024.

Greenlight Reading will be built sustainably with focus on operational efficiency from the onset, including targeting operational Net Zero Carbon in the base build construction. It will include a spacious 12-metre eaves height, 2 dock and 4 level access doors, an occupier wellness garden, photovoltaic solar panels, a living roof with a rainwater harvesting system, EV charging points and infrastructure and incorporate other features to minimise its Carbon footprint. It will be targeting the highest BREEAM rating of ‘Outstanding’ and an EPC of A.

Located within 1.5 miles of Junction 11 of the M4 and 2.1 miles of Reading town centre, Greenlight Reading will be advantageously placed to accommodate businesses active in the region’s burgeoning advanced manufacturing and technology industries.

Mark Enderby, Director of Development at Delancey, commented: Occupational demand for well-located mid-box logistics space remains high, with occupiers increasingly demanding first-class sustainable spaces. Greenlight Reading furthers Delancey’s strategy to build sustainable industrial spaces in well-connected places to meet this growing demand.”

Chris Caiulo, Partner at Coltham, said: It is great to see our Greenlight Reading development approved by Reading Council, with whom we have worked closely to design. The unit has an excellent specification and is an important addition to the Thames Valley which has a limited supply of mid-box assets.”

Greenlight Urban Reading is advised by Logix and JLL.
