UK Real Estate Equity

Delancey’s pursues value added and opportunistic real estate investments in the UK, by identifying and investing in attractive sector specific themes with strong fundamentals and distressed / special situations. We invest across all sectors via equity, debt, public markets, platform creation, and strategic partnerships.


Real Estate Debt

Delancey targets a mix of whole loans, junior loans, mezzanine and preferred equity secured against high quality real estate across all sectors in the UK. We utilise Delancey’s ownership mindset to underwrite and price risk to deliver risk adjusted returns.


Impact Investing

Delancey was previously the investment advisor on a portfolio of UK social impact real estate investments. The portfolio invested in healthcare, residential and education. These investments had a dual objective of delivering investment returns and a measurable social impact.


Proactive Core

Delancey manages core portfolios on behalf of UK pension funds, other institutions and high net worth families, using our entrepreneurial approach and institutional framework, seeking to maximise the value of the portfolio. We apply a custodian mindset to create long-term value.


Multi-family – Core Plus

Established by Delancey and Oxford Properties in 2018, DOOR is a core plus fund which owns 39% of the Get Living platform. Created from its multi-family investments in DV4, Get Living is the UK’s leading build-to-rent operator of large-scale neighbourhoods, offering market-leading expertise derived from several years of actively operating the UK’s most prominent build-to-rent assets. In addition to being adviser for DOOR, Delancey also advises DOOR ‘s JV partners in the Get Living platform, which collectively own the remaining 61% of the platform.


International / NW1

Established in 2017, NW1 Partners sources real estate investment and development opportunities across the US, UK and Europe, providing access to multiple sectors, which include residential, industrial logistics and urban retail. Applying institutional expertise to overlooked opportunities in Small-Cap Property Investing, and pursuing high conviction investments, NW1 partners is strategically supported by Delancey. nw1partners.com
